May 13th, 2015

In 2014 property market started to rise, and the increase kept on going this year as well. More and more are seeking for a home, and prices also increased. Sellers can get rid of their apartments more quickly, and buyers keep overbidding each other.

The 2nd, the 12th and the 13th Districts Are the Most Popular

Of course prices didn’t increase in every district or city – but in some areas they reached or even exceeded pre-crisis level. Besides location the size of the apartments is also an important aspect. 50-75 square-meter apartments for HUF 12-20 million are most in demand. In Budapest, the 2nd, the 12th and the 13th districts, and outside of the capital Pest and Veszprém County are the most popular.

Prices Increased the Most in the 16th District

By 2014 compared to 2013 prices increased the most in the 16th district, where apartments cost 4.6 percent more in 2014 than in the previous year. The 16th is followed by the 18th and the 5th districts, where apartments cost 4.3 and 3.9 percent more than in 2013. In the top ten we can find the 7th, the 8th, the 9th, the 11th, the 13th, the 17th and the 22nd districts as well, where prices increased by 2.8-3.6 percent by 2014 compared to 2013.

Prices Increased the Least in the 10th District

Prices increased the least in the 15th, the 3rd and the 10th districts, where in 2014 apartments cost 1.7, 1.1 and 0.5 percent more than in the previous year. According to the expectations prices will keep increasing this year as well; and the higher prices of the most popular areas will make those of the less popular districts increase as well.
