It Became Much Easier to Sell an Apartment
November 24th, 2014

Compared to the previous 1 or 2 years it’s become far easier to find a buyer for our apartments. According to the analysis of OTP Ingatlanpont an apartment gets sold in a shorter time (in 6-8 months, not in a year, like a few years ago), and the buyer has less opportunity to negotiate the price.

More and More Owners Decide to Sell

Thanks to the above more and more owners decide to sell their apartments, after a few years’ waiting.

The 40-60 Square-Meter Apartments Are the Most Popular

40-60 square-meter apartments with 1-2 rooms located in the city center are the most popular, but those in panel block located in the outer districts and in country seats are also in demand. The buyers can only negotiate 5 percent off the price compared to the previous 10 percent. Moreover, in some cases apartments get sold for more than the original price, since the potential buyers bid on them.

Apartments in the City Center Get Sold for the Original Price

Apartments in the 7th, the 8th and the 9th district, the renewed and modernized ones in panel blocks in the 13th, the 14th, the 18th and the 19th district, and those in Fót, Veresegyház and Dunakeszi tend to be sold for the original price. So now it’s much easier to sell any kind of apartments, if they have a good location and are offered for an appropriate price.

However, each deal is different. It is still worthy to stay flexible during the negotiations since a good buyer may decide to chose another apartment from the market if an owner sticks to the price.
