​Apartment Prices of Budapest Metropolitan Area Can Be Surprising

There’s a big difference in property prices of the cities in Budapest metropolitan area, thus those who are looking for a new home outside of the capital might face unpleasant surprises. An apartment can cost HUF 100-200 thousand more per square meter than one in another city.

Those who would like to live in a green environment, tend to choose to leave Budapest and move to the metropolitan area. But those who are looking for a new home in the agglomeration might face unpleasant surprises, since there’s a big difference in property prices of the cities there: an apartment can cost HUF 100-200 thousand more per square meter than one in another city. Renewed apartments and houses cost the same in the agglomeration as in Budapest; apartments in panel buildings can cost up to HUF 230 thousand and those in brick houses up to HUF 350 thousand per square meter. Regarding the average price Budaörs is the most expensive city with HUF 231 thousand per square meter, which is followed by Szentendre with HUF 224 thousand per square meter, the third most expensive are Fót, Dunakeszi and Göd with HUF 211 thousand per square meter. Érd, Dunaharaszti, Százhalombatta, Gödöllő, Vác and Gyál are cheaper; properties here cost under HUF 200 thousand per square meter: the average price of the apartments in the mentioned cities is HUF 192 thousand, HUF 188 thousand, HUF 187 thousand, HUF 169 thousand, HUF 160 thousand and HUF 149 thousand per square meter.

Apartments in Panel Buildings Are Not Always Cheaper

Despite the expectations apartments in panel blocks are not necessarily cheaper in the metropolitan area. Regarding this kind of property in Szentendre and Dunakeszi the supply is not too abundant, and the few available panel apartments are quite expensive: in Szentendre a renewed one costs almost HUF 300 thousand per square meter. Budaörs is quite expensive, too; property prices can even exceed those of the capital. Apartments in panel buildings in Vác and Százhalombatta are the cheapest: they are available for under HUF 170 thousand per square meter.

Price, Distance and Infrastructure Are the Most Important Factors

Price is not the only factor to consider when buying an apartment. Those who are looking for a new home in the metropolitan area tend to choose one that is close to Budapest and has a developed infrastructure. Among the cities mentioned above Budaörs is closest to Budapest, their distance is less than 10 kilometers; and Vác is most distant: more than 42 kilometers away from the capital. Vác and Szentendre have several schools to choose from; but in Göd, Dunaharaszti or Gyál there are much less opportunities.
