Thanks to the Metro Line 4 the Property Prices Can Go up by 80 Percent

Metro Line 4, which is to be opened in March, helped to increase the property prices of the area. Although of course the reconstructions and the development of the public places in the neighborhood also played some part in the increase, it’s a fact that near 2 stations of the future line the price of the properties increased by 80 percent.
The Metro Line 4 is to be opened in March. With the beginning of the constructions the guessing also started how big influence the new line will have on the property prices of the area. The biggest increase of the prices was experienced in Rákóczi tér and Szent Gellért tér. The price of two properties located at the two stations increased by more than 80 percent. Of course it’s not just (or necessarily) the new line that played part in the increase, since the apartments already had great traffic opportunities in 2003, when they were bought. This 80-percent increase were the highest one in the past 10 years. The price of the property on Rákóczi tér increased from HUF 109 thousand to HUF 199 thousand per square meter, and that of the one on Szent Gellért tér increased from HUF 147 thousand to HUF 270 thousand, but they still haven’t reached the average property price of the district, which is HUF 203 thousand and HUF 277 thousand per square meter. Some increase has been experienced also in the case of some properties that are located near the stations in Újbuda.
Property Prices at Móricz Zsigmond körtér Exceeded the Average Price
The price of the properties located near Kelenföld Railway Station and Móricz Zsigmond körtér increased by 60 percent: the price of the Kelenföld one still hasn’t reached the average price, but that of the one on Móricz Zsigmond körtér even exceeded it with its price of HUF 286 thousand per square meter. Near the Újbuda-Centre station the property prices went up from HUF 217 thousand per square meter (2003) to HUF 277 thousand; which means a 30-percent increase. But this is the result of not only the new metro line, but the opening of Allee Shopping Center and the development of the public places of the area. The property prices near the Fővám tér station increased from HUF 215 thousand per square meter to HUF 262 thousand, but the reconstructions of Váci utca and Fővám tér also played some part in that. Property prices near Baross tér startion increased by 40 percent, but still haven’t reached the average of HUF 230 thousand per square meter. The property prices near II. János Pál pápa tér (former Köztársaság tér) increased by less than 10 percent.
